You are choosing a home that isn't built yet
Choosing a unit at a new launch means picturing what you will get after TOP. The block across from your window. The bin centre next to your stack. The afternoon sun in your living room.
Most people buy property only a few times in their life. So you might miss out on key details which could affect your exit in the future.
Five years of showflat appointments
I've been a private property agent for the past 5 years, and I've sat through many new launch selections with my clients. Most of what is on this scorecard is what I point out to them at the showflat, the things they would otherwise have walked past.
I've also started my own capital building journey with a 2-bed 2-bath purchase, so I have skin in the game.

A condo ties up a lot of capital
Buying a condo is a high capital commitment. You do not want to be stuck with a unit you cannot exit when you need to.
The unit you pick is also what the next buyer compares against every other unit in the same project. Similar units in the same project, of the same size and on similar floors, can resell $200,000 or more apart.
