Knowledge without structure leads to paralysis
Private property prices are high, and a purchase ties up a large amount of capital. A decision that size needs a way to think it through and come to a logical conclusion, not a feeling.
Knowledge isn't the problem. It's everywhere: videos, articles, forums, agents. The problem is distilling it into something coherent enough to act on, without being paralysed by the analysis.
My journey
I've been a private property agent for 5 years, and I've just started my own capital building journey with a 2-bed 2-bath purchase. So I have skin in the game, and I draw my insights from the deals I've brokered, not from theory.
Before property, I studied Economics at the National University of Singapore (NUS) and did a few stints in government. That taught me how to read a market, and how the government thinks about policy. Both matter here, because the residential property market in Singapore is heavily regulated.

Each part runs about 1.5 hours, in the group and in the 1-on-1 alike. Across the three parts, that's about 4.5 hours of consultation.
Part 1: Capital
We cover: why building capital matters for your future, and how private property is used to build it in Singapore.
You learn: how a purchase builds capital, or fails to. Leverage, holding period, and the price you enter at.
You leave understanding: whether property is the right capital tool for your situation at all.
Part 2: Technical Knowledge
We cover: the technical side of buying residential property: financing, timelines, regulations, and pricing.
You learn: how stamp duties and loan limits shape what you can take on. How a purchase runs from OTP to completion, and how to evaluate a price against the market.
You leave understanding: what you could afford, how you would structure the purchase, and the timeline you would work to.
Part 3: Market Situation
We cover: the market as it stands at the time of your session: the latest updates across supply, transaction data, and policy.
You learn: which signals say something about where the market is, and which are noise.
You leave understanding: how to position yourself in the current market. When to act, when to wait, and what would change your mind.
What happens after you submit
If you join the group waitlist: your name goes on the list. When there's enough demand and my calendar opens, I schedule a session and email you the date and how to join. In between, you'll get my property insights by email, which you can unsubscribe from at any time.
If you choose the 1-on-1: I'll message you on WhatsApp within 48 hours. We fix a time for part one, and the three sessions run at your pace from there.

Anyone looking for a quick flip or a hot tip. The shopping list shows what your budget can buy today. It won't tell you which one to buy, so if you want to be handed a conclusion, this will disappoint you. The framework is about building capital over years, not months.
Is this a sales pitch?
No. Here's the arrangement from my side. I'm a commissioned agent, so I'm only paid if you one day transact through me. These sessions are free because they are how I meet future clients. People who understand the framework make better decisions, and some of them later choose to work with me. That's the entire model. There's no pitch at the end, and no obligation to use me afterwards.
Why do you need my phone number?
Only the 1-on-1 asks for one. Arranging three sessions around two calendars takes a few messages back and forth, and email is slow at that. I use WhatsApp to fix the session times, and afterwards for property-related matters between us. If you'd rather not share it, the group waitlist needs only your email.
I already watch your content. What is different here?
The videos analyse one project or one policy at a time, in whatever order the news arrives. The sessions teach the framework behind them, in sequence: capital first, then financing, then the market. And the 1-on-1 applies it to your numbers, which a video cannot do.
